A complete search report comprising of land records for the current and prior owners. This also included the Court records and name search. We are actively working on title search services for Maryland and Florida for our current cliental.
A Current Owner Search is a search that provides the current vesting deed and all deeds leading back to the most recent out-of-family deed that is at least 24 months old.
A Two Owner Search is a search that provides the current vesting deed and all deeds leading back to the prior owner’s warranty deed (two full value, warranty deeds will usually be included in the search)
A full coverage search is usually done when creating a title report for sale/resale transactions and for transaction that involves construction loans. It generally includes searches related to property lien, easements, covenants, conditions and restrictions(CC&Rs), agreements, resolutions and ordinances that will affect the real property in question.
An extension of a title search to verify that no liens have been filed against the property between the time of the original title search and the recording of the deed or mortgage. In most states, the buyer typically pays the fee for a bring-down search.
Search for and retrieve a copy of the client’s specified document(s): Miscellaneous Document Retrieval Client must provide Liber and Page or Instrument Number of document(s) to be retrieved. Includes up to five (5) instruments on one request per county. Document Search Client must provide enough information to retrieve the document. Includes one (1) instrument per request per county.
A complete information sheet including the assessment and real estate taxes for specific property including delinquent and due taxes. This also included the information of sold/pending tax certificates and constable sales.

The instrument provided by the title agency as the “binding” instrument to insure the title and/or the new owner of the property as to the prior owners’ acts against the property. We prepare the commitment on the bases of the search information provided by the client.
